Rooted on the North Shore. Reach across Long Island.
Maison Pawli is based in Mount Sinai, New York. Our heartland stretches from St. James east to Wading River, and south to Centereach and Lake Grove — plus the Hamptons. Through our Smart Seller and Professional packages, we also list properties anywhere OneKey® MLS reaches.
Our Primary Market
A look at where our white-glove service is rooted — the North Shore towns and villages we know street by street.
Centered on our Mount Sinai headquarters — our primary market reaches west to St. James, east to Wading River, and south to Centereach and Lake Grove.
Where We Work
Every town on the North Shore has its own character, its own pricing logic, its own buyer profile. Here’s how we see ours.
Mount Sinai
Home base. We live here, we work here, and the Heritage Diner — our family’s 25-year-old community institution — sits at the heart of town. Mount Sinai blends waterfront access, top-rated schools, and a tight-knit village feel that keeps buyers coming back. Properties here move on reputation as much as listing price, and we know every pocket: from the harbor-adjacent streets to the wooded lots off Route 25A.
Miller Place
Just west of Mount Sinai, Miller Place is historic, walkable, and one of the most consistent school-district draws on the North Shore. The housing mix runs from historic homes near the village to newer construction tucked into quiet subdivisions. Families who want space without sacrificing community land here often.
Rocky Point
North Shore character with accessible pricing. Rocky Point attracts first-time buyers, growing families, and those who want beach access without Hamptons pricing. The inventory here turns faster than people expect — pricing strategy matters.
Sound Beach
A quieter pocket between Rocky Point and Miller Place, Sound Beach has a beach-community feel with year-round homes and a loyal local base. Great value for buyers who want proximity to the water without a premium lot price.
Shoreham
Tree-lined, established, and understated. Shoreham draws buyers looking for larger lots, mature landscaping, and the kind of quiet that’s increasingly rare on Long Island. Homes here often come to market with deep history and require careful positioning.
Wading River
The eastern edge of our primary market — the transition point between the North Shore and the East End. Wading River offers larger properties, waterfront options, and a slower rhythm. Buyers here are often looking for second homes or a forever move away from density.
Port Jefferson
Harbor village with character. Port Jeff’s mix of historic homes, waterfront condos, and walkable downtown makes it one of the most distinctive markets we cover. Pricing varies dramatically block by block, and knowing the difference is the difference between a good sale and a great one.
Setauket
Historic, literary, Three Village. Setauket homes carry a premium for school district and character — and buyers here do their homework. Listings need to be accurate, well-presented, and properly positioned from day one.
Stony Brook
University town energy, colonial village charm. Stony Brook draws medical professionals, academics, and families prioritizing Three Village schools. The market is steady, informed, and competitive at the right price point.
St. James
The western edge of our primary market. St. James has a village main street feel, strong schools, and a housing stock that ranges from mid-century to carefully restored. Buyers here value history and walkability.
Centereach
Centereach offers accessible entry points into Suffolk County homeownership. Strong for first-time buyers and investors. Inventory moves quickly, and pricing it right is the single biggest factor in a clean sale.
Lake Grove
Convenient, commuter-friendly, and shopping-adjacent. Lake Grove sits near the Smith Haven Mall and offers a practical mix of housing for buyers who prioritize location and access over prestige.
Selden
A solid residential market with a wide price range and steady demand. Selden tends to attract buyers who want more house for their money without moving further east. We know how to position homes here to stand out.
Coram
Coram offers genuine value and a central location with easy access to the LIE and major hospitals. Strong for investors and first-time buyers. The key here is accurate pricing and realistic expectations — we provide both.
The Hamptons
We also serve the Hamptons — Southampton, East Hampton, Bridgehampton, Sag Harbor, Montauk, and the hamlets in between. The East End is a different market with different rhythms: seasonal demand, discretionary buyers, and listings that live or die on presentation. Our white-glove approach translates naturally here, and we handle Hamptons properties with the same care as our North Shore work.
