The Appraisal (and the “Stove” Tip)
- Action: The seller will receive a call to schedule the bank appraisal.
- Pro Tip: If you have a finished basement apartment, we advise removing the stove before the appraisal. The house must look compliant to be priced correctly and approved by the bank.
Repairs & Conditions
- Action: If you agreed to fix items during the inspection negotiation, start doing them now. Do not wait until the last minute.
The Commitment Letter
- Warning: Do not start packing or making aggressive moving plans until we receive the Commitment Letter from the buyer’s bank.
- Milestone: This letter means the loan is roughly 98% approved, pending just a few final conditions. Once we have this, we are halfway home.
Clear to Close (CTC)
- Action: Once the bank issues the “Clear to Close,” the attorneys (Buyer, Seller, and Bank) will coordinate a time and location for the closing.
- Option: You can give “Power of Attorney” to your lawyer if you prefer not to attend the closing in person.
