Your Listing.
Your Page.
Your Agent.
When we advertise your home, every buyer lands on a page we control — not Zillow, not Realtor.com. That single decision changes who answers the phone.
Google Sends Them to Zillow.
Zillow Sends Them to a Buyer’s Agent.
When a buyer — on their own, without an agent — types “homes for sale in Mount Sinai” or “homes near me” into Google, the first result is almost always Zillow. Not your listing page. Not your agent. Zillow.
And the moment they land there, Zillow takes over. The most prominent contact options on any Zillow listing page are Zillow Premier Agents — buyer’s agents who pay Zillow for placement. They are not your agent. They do not work for you. A buyer who arrived on their own, unrepresented, just got handed to someone whose job is to negotiate against you.
The same problem applies to paid advertising. Most brokers run Facebook or Instagram ads that link directly to Zillow or Realtor.com. The ad works — a buyer clicks it, interested, ready to reach out — and Zillow intercepts the contact.
The solution is straightforward: your listing needs its own dedicated page on maisonpawli.com. One that Google can find. One that paid ads can link to directly. And one where the only contact — the only person a buyer can reach — is Pawli, your seller’s exclusive agent.

Why a Dedicated Listing Page
Changes the Outcome
|
01
We Control the Contact PointEvery listing on maisonpawli.com has one contact: Pawli. No third-party agents. No competing forms. No “other listings you might like” designed to capture your buyer for someone else. A buyer who lands on your page and reaches out is reaching your agent — the person whose only job is getting you the best deal. |
02
Unrepresented Buyers Stay UnrepresentedA buyer browsing on their own — without an agent — is one of the most valuable outcomes of our marketing. When they land on maisonpawli.com, there is no buyer’s agent in sight to pick them up. They contact Pawli. We disclose our agency relationship immediately, as required by law, and handle the transaction in your interest exclusively. |
03
Your Page Ranks on GoogleYour listing page at maisonpawli.com/your-address/ is indexed by Google and other search engines. Buyers searching for your specific address or neighborhood can find your page directly — and the only contact there is Pawli. Organic search and paid ads funnel to the same controlled environment. |
|
04
Cleaner Offers, Higher NetWhen an unrepresented buyer makes an offer, there is no buyer agent commission embedded in it. The transaction is structurally simpler. Our commission — paid by you at closing — is all there is. That difference between our fee and a traditional buyer agent commission stays in your pocket. |
05
Every Ad Dollar Works for YouWhen you advertise on Zillow’s platform, Zillow monetizes the traffic your listing generates — by selling it back to buyer’s agents. When we advertise your home, every dollar of ad spend drives buyers to a page with one purpose: connecting them directly with your seller’s agent. |
06
Built Before Your Listing Goes LiveYour dedicated listing page is created as part of our pre-launch process — before the MLS goes live. When the campaign launches, the destination is ready. Professional photos, property details, neighborhood context, and a direct line to Pawli. First impressions are the ones that count. |
Two Paths. One Destination.

Found This Listing Without an Agent?
You have every right to purchase a home without a buyer’s agent — it’s legal and common in New York. If you’ve reached one of our listings directly, here is what you should understand:
- We represent the seller. Before any substantive conversation, NY State law requires us to provide you with the NY State Agency Disclosure Form — a one-page document that explains clearly who each agent in a transaction represents. Please read it carefully before proceeding.
- We cannot advise you. Our fiduciary duty runs exclusively to the seller. We will deal with you honestly and fairly, but we cannot guide your negotiating strategy or advocate for your interests.
- Consider a real estate attorney. In New York, a real estate attorney reviews the contract, conducts title due diligence, and represents your interests at closing — with undivided loyalty to you. Residential real estate attorneys on Long Island typically charge between $1,500 and $2,500 for a standard closing. The NYS Bar Association Lawyer Referral Service and the Suffolk County Bar Association are reliable starting points for finding one.
When a buyer works with a buyer’s agent, that agent typically seeks compensation of 2–3% of the purchase price — paid either by the seller as a concession or negotiated into the transaction. On a $700,000 home, that is $14,000–$21,000. On a $900,000 home, it is $18,000–$27,000.
A real estate attorney provides legal representation and contract review for a flat fee of approximately $1,500–$2,500 — regardless of the purchase price.
Note: Since the NAR Settlement (August 2024), buyer agent compensation is fully negotiable and must be agreed to in a written Buyer Representation Agreement before touring homes. Buyers are not required to work with an agent or pay any agent compensation.
