1. The Smart Seller

For the savvy homeowner who knows their home’s value and wants total control. You handle the showings; we handle the safety net. You get the full power of the MLS and our legal oversight without the high commission.

  • Investment: $500 Setup Fee (Upfront) + 0.5% at Closing
  • What We Do:
    • Full Exposure: We list your property on the OneKey MLS, syndicating to Zillow, Realtor.com, Redfin, and hundreds of other sites.
    • Transaction Management: We receive all offers, verify buyer finances, negotiate the best terms on your behalf, and manage the paperwork until your attorney takes over. We will post your phone number on the MLS listing so Buyers and Buyers Agents will contact you with questions
    • Scheduling Tools: We provide the software to help you manage showing requests.
    • Support: Our experienced Broker is available through email to answer questions and support

    • Pro Photography: We send a professional photographer to capture your home in its best light
    • Listing Management: We write the listing copy, manage the MLS data, and handle all buyer inquiries and offer negotiations.
    • Agent-Free Scheduling: We set up a digital showing service that pings your phone for approval—no back-and-forth phone tag.
  • What You Do:
    • Showings: You handle the physical showings when prospective buyers arrive.
    • Open Houses: Not included (available as an add-on).

3. The Premier

White-glove service. We handle everything from "Listed" to "Sold". The traditional real estate experience, modernized. Ideal for luxury properties, busy professionals, or those who prefer to remain hands-off.

    • Full Representation: We are physically present for the entire process.

Terms & Conditions (The "Fine Print")

Transparency is our policy. Here is exactly how our partnership works.

1. Buyer Agent Compensation (Important Market Update) Per recent industry regulations (NAR Settlement), the commissions listed above (0.5%, 1%, 1.75%) cover Maison Pawli’s listing services only.

  • You are not required to pay a buyer’s agent, but offering a concession can attract more buyers.
  • Recommendation: We advise discussing a strategy to offer "Seller Concessions" or specific compensation to buyer's agents to ensure your home remains competitive against other Long Island listings. We will strategize this number with you before listing.

2. Dual Agency & Unrepresented Buyers If a buyer comes to us directly (without an agent) and asks us to write the offer for them:

  • Packages 1 & 2: A flat administrative fee of 1% is added to the total commission to cover the legal liability of managing both sides of the transaction.
  • Package 3: No additional fee.

3. The $500 Setup Fee (Package 1 Only) The $500 fee for the "Smart Seller" package covers the administrative cost of MLS data entry, compliance verification, and initial marketing setup. This fee is earned upon activation of the listing and is non-refundable, regardless of whether the property sells.

4. Photography Standards

  • Package 1: Seller-provided photos must meet MLS resolution standards. Maison Pawli reserves the right to reject photos that are blurry, dark, or do not represent the property accurately (bad photos hurt your sale price!).
  • Packages 2 & 3: We retain the copyright to all professional photos we produce.

5. Fair Housing Maison Pawli adheres strictly to Federal and New York State Fair Housing Laws. We will not honor any instruction to show or not show a home based on race, color, religion, sex, disability, familial status, or national origin.

The Step-by-Step Listing Process

From our first Zoom call to the final closing table, here is exactly what happens next.

Phase 1: Onboarding & Strategy

1. Sign Up & Activation

  • Action: Select your package online.
  • Payment: If you are choosing the Smart Seller package, you will pay the $500 setup fee now to activate the service. (No upfront fee for Digital Pro or Premier).

2. The Kickoff Meeting (Zoom/FaceTime)

  • Action: We schedule a virtual face-to-face meeting.
  • Goal: We gather all necessary information about you and the home, discuss your pricing strategy, and set expectations for the sale.

3. Document Gathering To get you on the market fast, we need you to gather the following:

  • Property Tax Bill: Have a copy of your latest bill ready to email us. We need this for the MLS data accuracy.
  • Attorney Information: Select your real estate attorney and provide us with their contact details.
  • Town Papers (Highly Recommended): We strongly suggest obtaining your property Survey and Certificate of Occupancy (CO) from the town now. Having these ready for potential buyers builds confidence and speeds up the deal.

Phase 2: Paperwork & Prep

4. Mandatory Forms

  • Action: We will email you a digital packet containing the Contract of Sale and all mandatory NYS/MLS disclosures (see the full list below).
  • Requirement: These must be signed before we can legally list your house on the OneKey MLS.

5. Photography & Listing Draft

  • Photos: Send us your high-resolution photos (or schedule with our pro, depending on your package).
  • Draft Review: We will draft the MLS listing description and data. We send this to you for final review.
  • Approval: You give the "thumbs up," and we are ready to launch.

6. ShowingTime Setup

  • Action: You will sign up for the ShowingTime app. This is the industry-standard tool that allows you to manage showing requests, accept/decline appointments, and track feedback right from your phone.

Phase 3: Live on Market

7. Go Live

  • Status Change: Your listing hits the MLS and syndicates to Zillow, Realtor.com, and Redfin.

8. Showings & Communication

  • Stay Alert: Get ready to answer phone calls, texts, and emails.
  • Coordination: You will coordinate directly with buyers and buyer’s agents to schedule showings (via ShowingTime) and answer questions about the home.

Phase 4: The Deal (Offer to Contract)

9. Negotiation

  • Action: When offers come in, we will help you negotiate the purchase price and terms to reach an agreement.

10. The Inspection & Memorandum

  • The Agreement: Once a price is settled, email us immediately.
  • Inspection: The Buyer and Seller will schedule the home inspection.
  • The Memo of Sale: After the inspection is approved and any issues are resolved, we will send you the Memorandum of Sale. You will fill this out with your info and the buyer's info and email it back to us.
  • Attorneys: We send the finalized Memo to both attorneys to begin the contract drafting.

11. Going "Under Contract"

  • Action: Once both parties have signed the contracts and the down payment is deposited, we are officially "UC." We will change the status on the MLS from "For Sale" to "Under Contract."

Phase 5: The Closing Stretch

12. The Appraisal (and the "Stove" Tip)

  • Action: The seller will receive a call to schedule the bank appraisal.
  • Pro Tip: If you have a finished basement apartment, we advise removing the stove before the appraisal. The house must look compliant to be priced correctly and approved by the bank.

13. Repairs & Conditions

  • Action: If you agreed to fix items during the inspection negotiation, start doing them now. Do not wait until the last minute.

14. The Commitment Letter

  • Warning: Do not start packing or making aggressive moving plans until we receive the Commitment Letter from the buyer's bank.
  • Milestone: This letter means the loan is roughly 98% approved, pending just a few final conditions. Once we have this, we are halfway home.

15. Clear to Close (CTC)

  • Action: Once the bank issues the "Clear to Close," the attorneys (Buyer, Seller, and Bank) will coordinate a time and location for the closing.
  • Option: You can give "Power of Attorney" to your lawyer if you prefer not to attend the closing in person.

Phase 6: Closing Day

16. The Final Walkthrough

  • Timing: Usually the day of or the day before closing.
  • Action: The buyer visits the home to verify it is in the same condition as when they last saw it and that all agreed-upon repairs are done.
  • Note: Failing to complete repairs or maintaining the home's condition can delay closing.

Required Documentation Checklist

Per New York State and MLS regulations, the following forms must be completed to list your home:

  • Exclusive Right to Sell Agreement: The listing contract with Maison Pawli.
  • Property Condition Disclosure Statement: Detailed history of the home's condition.
  • NYS Housing and Anti-Discrimination Disclosure Form.
  • NYS Agency Disclosure Form: For both buyer and seller.
  • Residential Property Data Section: The input form for MLS specs.
  • Lead Paint Disclosure: Mandatory if the house was built before 1978.
  • Broker Compensation Agreement: Confirmation of the seller's agreement to compensate the buyer’s broker from sale proceeds.
